occupancy:

occupancy:

is a temporary occupant for a house. The tenure is decided by the
owner as per the standard rule mentioned in the state law. The tenure
can be renewed by a mutual discussion. The agreement may be updated
as per the new law and market. Tenant has to mention the tenure,
number of persons to be staying, his/her age, address and permanent
contacts etc.
Moving
in a New Tenant: As
a new tenant, you should have a walkthrough inspection before you
occupy the house. Make small checklists of all facilities, individual
necessities, family facilities, security, supplies, road approach,
and distance from important places etc. Check all these facilities
before make even the agreement. Make sure about the rent and date
of payment in every month.
Payment:
House
owners’ intension is to get money against the rent of the house.
This is a part/full income of a house owner. The tenant has to pay
t he rent regularly to maintain the staying conformability and the
terms. The tenants are also bound by that same lease even the new
owner is not the one who signed it. If the tenants cannot pay rent
they have to vacate the house. They do not have rights to stay in
the house no more.
During
a rental period, if the house is sold to another owner, the tenant
has to pa y the rent to the new house owner. There should not be
any confusion of paying the rent to the actual owner. The selling
and purchasing should be happened in knowledge of the current tenant.
The agreement paper should also be updated with mutual consent.

the duration may be, but the agreement is a mandatory for a rental
home. After the physical visit and negotiation is done, the agreement
paper is signed up by the tenant and the owner. The agreement paper
should be signed by both of them in presence of witnesses. The conditions
may be revised as per the current market. They amount of advance,
monthly rent, deduction of amount against any breakage, damages
etc. Generally, a landlord offers free rent for the 1st month of
the lease or the last month of the lease.
Lease
Vs Rental:
The home agreement with the homeowner is signed for either lease
or rental. The lease of the home agreement is done for a certain
period decided by the homeowner or the tenant. Generally, the home
lease term is considered for eleven months. For the lease the tenant
has to pay total rent amount for the entire period in advance. In
case of rental offer, the tenant has to pay the rent monthly. The
tenant has to pay an advance amount towards a security deposit with
the homeowner and gets it back when leaves the house.
Breaking
Leases Agreements: There
is no any stable law for a particular case for breaking of the house-agreement.
This differs from state to state. Most of the states allow an owner
a reasonable amount of time in which to re-rent the property. The
reason of breaking the house-agreement should be opened to the house
owner or to the tenant. So that both party can be prepared for the
next. If the agreement says for a notice before sufficient time,
then it would be fine for both parties for the next.
If
the tenants do not pay rent on the specified day as well as the
late fee, then the house owner can start eviction proceedings holding
the tenant responsible. This may be a reason of breaking the agreement
at mid-tenure.
Tenancy
& Landlord Liabilities:
The house owner has to provide all the facilities mentioned in the
advertisement or verbal discussion. The owner should also clean,
paint, repair any damages part before offer the key to the tenant.
The owner should not make any fault in the house, which causes hamper
to the tenant. Example: electrification, construction of wall, floor,
roof, etc. The tenant should maintain the house with proper care.
He/she has to follow the discipline and behavior what an owner wants.
That will help both parties for a human relationship also.

a certain period. The tenant also gets an assurance against the
hassles of change of home frequently.

rental with a house:
A homeowner provides additional property rental with the home such
as vehicle (car, motor cycles), out house, parking space, guest
room etc. Many homeowners want to provide properties demanded by
the tent only with rental basis.
