Rental
property is an alternative way of getting things when we are away
from our station. The same commodities are required when we are
not at our own station. Wherever we stay we must need a house, vehicle
or other house holds or furniture. We spend money on these commodities

If the time of utility is long, we prefer to buy a house, a car

for shot period: While a person is transferred from a place
to another place, being a new comer he/she may not get a perfect
house at the earliest. Since, compromising to some extent, he/she
has to get a rental house for short period in the city. And in this
mean while, he/she can search a better house within a short period.
The short period staying may be in a furnished or non-furnished
house doesn’t matter.
Rent
for long period: If you are planning to shift to a new
place for your business or service purpose, you have enough time
to search a perfect house where you suppose to stay for a long period.
You can see the house and check for all facilities provided before
shifting.
Emergency
rental: Sometimes a person has to shift from one place
to other place suddenly. Hence at an emergency time he/she has no
time to choose a good rental house. Some guest houses, lodges, motels,
resorts, farm houses are available for a short time accommodation.
During a short visit to any place, you can also have the option
to stay in these kinds of accommodations. Of course, the rent amount
is very high in these kinds of rental accommodations.
Getting
a rental house:
At
the time of shifting or transfer to a new location, we have to search
a perfect house for the residential purpose. A classified advertisement
helps to a new comer in a city. From the classified you can get
the location wise house availability that matches with the budget.
After making a list, you can either call the house owner or the
consultant and get the clarification what you need. The area should
be near to your work station.
After
getting a confirmation from the house owner, schedule a time to
see the house. After seeing houses, you can compare and select the
best one comparing all aspects.
Furnished
house: A furnished house has all the assets and readily
available for immediate occupation. There is no any typical style
of furnished houses anywhere. The interior design and set of furniture
are designed by the house owner. Some houses are provided with furniture,
house holds, kitchen set, electrical and electronics goods etc.
In fact, the house rent is decided based on the quantity of assets
provided by the owner.
Non-furnished
house: A non-furnished house has no any specific furniture
or house holds. The owner decides to provide the house as it is
with necessary facilities only. The rent is also decided by the
house based on the non-providing assets. Hence, a non-furnished
house demands less rent than a well furnished house.
Tenant
responsibilities: Whatever a home
rental is concerned, there will be some formalities and responsibilities
has to be obeyed by the tenant. During a staying of the tenant,
he/she has to maintain some formalities behalf of the house owner.
Some daily activities like sanitation, civil, security services,
community activities and building maintenance are to be done by
the tenant.
Legal
term and agreement:
Before occupying the house there should be a written agreement between
the house owner and the tenant. The agreement conditions are discussed
by both the party and make it fair on the stamp paper. A copy of
the agreement is kept by the tenant. The agreement helps to the
tenant for his identity, residential proof and address proof etc.
In
the written agreement the terms and conditions are clearly mentioned
to satisfy both the parties. That gives an assurance to the house
owner and protects him/her from any dispute comes in during the
agreement period. The agreement can be renewed if both the parties
want to continue.
Lease
and rent:
The house agreement is signed with the house owner either for lease
or rental. The lease of the house agreement is done for a certain
period decided by the house owner or the tenant. Generally, the
house lease term is considered for eleven months. For the lease
the tenant has to pay the total rent amount for the entire period
of staying. In this case of rental offer, the tenant has to pay
the rent monthly. The tenant has to pay an advance amount as security
deposit with the house owner and gets it back when he leaves the
house.
Advantage
of house leased:
When the house agreement has taken place between the house owner
and the tenant, the tenant has to pay the full rent amount to the
house owner. The house owner gets an assurance for giving the house
as rental for a certain period. The tenant also gets an assurance
against the hassles of change of house frequently.
Additional
rental with a house:
A house owner provides additional property rental with the house
such as vehicle (car, motor cycles), out house, parking space, guest
room etc. Many house owners want to provide properties demanded
by the tent only with rental basis.
